What happens in a full remodel, in order
- Demo and protection. Floors covered, dust barriers up, old bathroom out.
- Rough plumbing and electrical. New valve, drain and wiring go in while the walls are open. If a permit applies, the inspector looks at it before anything is covered.
- Backer board and waterproofing. The shower is waterproofed and the pan is flood-tested before tile.
- Tile. Usually the longest single step. Thinset and grout need cure time that cannot be rushed.
- Vanity, counters, toilet, fixtures, lighting.
- Paint, trim and glass. Custom glass is measured after the tile is finished, so it is often the last thing installed.
What makes a Phoenix remodel run long
- Slab work. Valley homes sit on concrete slabs. Moving a drain means cutting concrete, and on a post-tension slab the cables have to be located first.
- Inspections. Each inspection has to be scheduled with the city. A well-planned job lines them up with the build, but a failed or missed inspection costs a day or more.
- Special-order materials. Tile, vanities and glass with long lead times should be on site before demo, not ordered after.
- Surprises in the wall. Old leaks, damaged framing or worn drain lines in older homes have to be fixed before the job moves on.
- Changes after the start. Swapping tile or moving a fixture mid-job resets the schedule.
How to keep yours on schedule
Pick every finish before demo day. Ask the contractor to confirm materials are in hand and the permit is issued before they tear anything out. Ask for a written day-by-day schedule and who your contact is when something slips. We give that schedule before we start, and the price does not change when the calendar does.
