Homes in Carefree
How Carefree homes were built
Carefree was planned in the mid-1950s by K.T. Palmer and Tom Darlington. Lots went on sale in 1955 and the first houses went up in 1958. The founders gave the streets playful names such as Easy Street, Ho Hum Road and Nonchalant Avenue, and the town incorporated in 1984. It covers roughly nine square miles at around 2,400 to 2,500 feet of elevation, with Black Mountain rising above it.
From the start, Carefree discouraged scraping hillsides flat. Its early land planner wrote guidelines in 1959 for building with the mountainside, and some houses from that era step over or around boulders instead of sitting on a graded pad. The result is a town where floor levels change from room to room, walls meet rock at odd angles, and no two bathrooms share a floor plan.
The housing falls into rough generations. Near the town center are 1960s and 1970s mid-century houses, some still close to original and some taken back to the studs. Custom homes from the 1970s through the 1990s spread across the hills and into gated enclaves. The Boulders, a resort and golf community that grew up in the 1980s, adds a further group of homes, part of it inside Carefree and part inside Scottsdale.
The 2020 census counted about 3,700 residents with a median age of 65. For many owners the question is not how to make the bathroom bigger but how to make the existing one work for the next twenty years: a shower they can walk into, support they can grab, and a floor that stays dry.
What bathrooms here usually need
Rock and grade changes inside the house
Homes designed around outcrops often have a step down into the primary suite or a bath set a few inches above the bedroom. A step at the bathroom door is a real hazard for an older owner at night. Sometimes the floor can be built up or a short ramp added. Where a boulder forms part of a wall, the shower is kept away from it or the rock is fully isolated behind waterproofing, because stone wicks moisture.
Original mid-century plumbing
Houses from Carefree's first two decades may still carry galvanized steel supply pipe, which narrows with rust and scale over time and can leave a new shower with weak flow. Drain lines of that age deserve a camera inspection. Opening the walls for a remodel is the cheapest moment to replace old supply lines back to a sound connection.
Sewer on some lots, septic on others
Part of Carefree is served by a private sewer utility, Liberty Utilities (Black Mountain Sewer), and other properties use their own septic tank. The answer for a given house changes the plan. On septic, adding fixtures or a bedroom can trigger a capacity review with Maricopa County Environmental Services, and the tank and field must stay clear of equipment and dumpsters.
Sunken tubs and raised platforms
Custom primary baths from the 1970s and 1980s were often built with a tub dropped into the floor or set on a tiled platform with steps. Both are hard to get in and out of with age. Removing one usually frees a generous footprint for a walk-in shower with a seat, and the floor is filled or framed level before the new shower pan goes in.

The Boulders
A resort and golf community of about 1,300 acres that straddles the Carefree and Scottsdale line, with homes built mainly from the 1980s onward among large granite formations. It is divided into smaller enclaves with their own associations. Many homes are now owned by retirees who want low-maintenance finishes and a step-free shower.
Velvet Shadows (Carefree Shadows)
A gated neighborhood of fewer than a hundred custom homes, begun in the late 1970s with much of the building done in the 1990s. Streets have no sidewalks and lots keep their natural desert. Bathrooms tend to be 1990s customs with tiled showers, framed glass and tile counters ready for replacement.
Original town core near Easy Street
The oldest part of Carefree, close to the town center and the sundial, holds 1960s and 1970s houses. Some have been fully rebuilt and some are close to original. Original baths are small, so the work usually focuses on aging pipes, a better shower and making the most of a tight room.

Inside town limits, permits come from the Town of Carefree Building Department. The town code calls for a zoning clearance and building permit before work that changes an existing building, and it sets a 180-day window to finish a remodel once its permit is issued. The town also asks owners to bring a letter or stamped approval from their homeowners association or architectural review board when they apply. As a general rule, moving plumbing, adding or changing electrical work, or altering walls needs a permit, while swapping a finish in place may not. How do I know whether my Carefree house is on sewer or septic?
Check a recent utility bill for a sewer charge from Liberty Utilities, look for a septic tank lid or cleanout in the yard, or ask the county for any septic records on the parcel. It matters before planning a bathroom. A like-for-like remodel rarely affects a septic system, but adding a bathroom or bedroom can require a review of whether the existing tank and field are large enough.
My bathroom is a step down from the bedroom. Can that be fixed?
Often, yes. Depending on the height and what is under the floor, the bathroom floor can be built up to meet the bedroom, the transition can be stretched into a gentle slope, or the step can be moved to a less risky spot. Remove the step-in tub or high curb first, then add a fixed or fold-down shower seat, grab bars anchored to blocking inside the wall, a handheld shower on a slide bar and slip-resistant tile.
