Anthem homes, and what their bathrooms need.
Anthem opened in the late 1990s along Interstate 17 north of Phoenix, and the large majority of its homes were finished in the years that followed. Bathrooms across the community share similar builder materials, and they are now aging on roughly the same schedule.

Homes in Anthem
Anthem, planned and built as one community
Anthem is a master-planned community started in the late 1990s and largely built out during the 2000s. It was designed as a complete town, with parks, schools and a large community center. Parkside holds most of the houses, in production plans of many sizes. The Country Club section is gated and wraps around golf courses, with a large share of single-level homes. Tramonto, a short drive south, is a separate community from the 2000s that is often grouped with Anthem.
A single developer planned Anthem and built most of its houses, so bathrooms repeat from street to street. Cultured marble is everywhere, on vanity tops and often on the shower walls too. Secondary baths have fiberglass or acrylic tub units. The primary bath normally has a soaking tub next to a separate shower, plus a double vanity and a private toilet room. That consistency helps a remodel, because what sits behind the walls in these homes holds few surprises.
What bathrooms here usually need
Cultured marble shower walls
Anthem showers were often finished with large cultured marble panels instead of tile. The panels shed water well when new, but the caulked seams and the joint at the pan are weak points as they age. Once seams open or panels dull and stain, the usual fix is removal and a tiled shower over new waterproofing.
Tensioned cables in the slab
Anthem was built in the period when post-tension slabs had become common for production housing in the Phoenix area. The cables inside the concrete cannot be cut safely without locating them. For a bathroom remodel this affects drain moves and curbless shower recesses, both of which begin with a scan of the floor.
Soaking tubs few people use
The standard Anthem primary bath gives as much floor to the soaking tub as to the shower. In Country Club homes, where many owners are retired or close to it, climbing into a deep tub is a concern. Converting that area into a wide, low-entry shower is a natural fit for these floor plans.
Basic fans in closed toilet rooms
Private toilet rooms and interior baths in Anthem homes depend entirely on the exhaust fan, and the builder units are modest. When a fan is noisy or moves little air, humidity lingers and mirrors stay fogged. Upgrading to a quieter fan with a humidity sensor and a clear duct run outdoors solves it.
Around Anthem
By neighborhood.
Anthem Parkside
Parkside is the larger, ungated side of Anthem, with family homes close to the community park and schools. One and two-story plans both appear. Common projects are tiled replacements for cultured marble showers and hall bath updates for growing households.
Anthem Country Club
A gated golf community inside Anthem where single-level homes are common and many owners are long-term or retired. Primary bath remodels here often center on a low-threshold shower with a bench, comfort-height fixtures and brighter, glare-controlled lighting.
Tramonto
Tramonto lies south of Anthem inside the Phoenix city limits and was built during the 2000s. Its production homes have the garden tub, separate shower and builder vanity typical of that decade, which makes shower enlargement and vanity replacement the most frequent requests.
Permits and approvals
County or city: Anthem has both
Anthem is not an incorporated town. The portion east of Interstate 17, which includes Parkside and the Country Club, is unincorporated, and Maricopa County handles building permits there. The portion west of the interstate sits inside Phoenix city limits, as does Tramonto, so Phoenix issues permits for those addresses. Either way, relocating plumbing, adding electrical or changing walls usually calls for a permit, and cosmetic swaps often do not. The requirement is confirmed for each address. Anthem also has a community council and neighborhood associations with their own rules.

Anthem questions
Straight answers.
Serving ZIPs 85086.
Which office issues the permit for a bathroom remodel in Anthem?
It depends on which side of Interstate 17 the house is on. Homes on the east side, including Parkside and the Country Club, lie in unincorporated Maricopa County, and the county is the permit authority. Homes on the west side belong to the City of Phoenix. Your property tax record shows the jurisdiction. Whether a permit is needed at all depends on the scope of work.
Can the cultured marble shower in my Anthem home be replaced with tile?
Yes. The panels and pan come out, and the framing is inspected for moisture damage, especially at the bottom corners. New backer board and a waterproofing layer go in before any tile. Because cultured marble panels are thinner than a tile assembly, the valve depth and the glass measurements are adjusted. The shower can keep its current size or grow if the adjoining tub is removed.
Is a low-entry shower a good fit for a single-level Anthem Country Club home?
Yes, these homes suit it well. With no stairs and a primary bath that already has generous floor area, the tub space can become a wide shower with a built-in bench and a very low or flush entry. Whether the entry can be fully level depends on the slab, which is scanned before any recess is cut. A low curb is the fallback.
How does living behind the Anthem Country Club gates affect a remodel?
Mostly in logistics. Gated communities typically require contractors and deliveries to be registered at the gate, and associations often set working hours and limits on where trailers or containers may be parked. None of this changes the construction itself. It does mean the schedule, delivery plan and debris removal are arranged around community rules, which are worth reading before work is booked.
