Laveen homes, and what their bathrooms need.

Laveen is the part of southwest Phoenix where dairy farms and cotton fields gave way to subdivisions after 2000. Its bathrooms are mostly builder-grade rooms in two-story family houses, along with a smaller number of older baths in rural homes on large lots.

Homes in Laveen

From farmland to Laveen subdivisions

Laveen lies between South Mountain and the Salt River, and for generations it was farm country at the edge of Phoenix. A few ranch houses and rural properties from that time remain, some with horse facilities and irrigated acreage. Most of the housing is far newer. Tract building began in earnest in the 2000s and has continued since, helped along by the South Mountain stretch of Loop 202, which opened in the late 2010s.

In the subdivisions, bathrooms were built to a budget and to a pattern. A downstairs powder room, an upstairs hall bath with a tub and shower unit, and a primary bath with a tub and a separate stall are the norm. Surfaces are fiberglass, cultured marble and sheet vinyl or basic tile. The older rural houses differ. Their bathrooms are smaller, were often updated piecemeal over the years, and can hide plumbing from more than one era.

What bathrooms here usually need

Hall baths shared by many

Laveen's family houses often have four or five bedrooms served by one upstairs hall bath. That single room takes constant use. Fiberglass tub walls lose their gloss, the vinyl floor lifts at the tub edge and the vanity swells where water sits. Rebuilding it with porcelain tile, a moisture-resistant vanity and a second sink, where width allows, eases the morning rush.

Weak ventilation in inside rooms

Many bathrooms in these floor plans have no window, so the ceiling fan is the only way moisture leaves. The original fans are small and noisy, and people tend to switch them off early. Peeling paint above the shower and spots on the ceiling follow. A quiet fan on a timer or humidity control, ducted outdoors, solves a problem that new tile alone would not.

Second-floor plumbing above living areas

With so many bathrooms upstairs, a slow leak in a Laveen house usually announces itself on the kitchen or family room ceiling. The usual sources are a failed tub overflow gasket, a cracked shower pan or an old wax ring under the toilet. During a remodel these parts are all replaced, and the subfloor is inspected while it is exposed.

Mixed plumbing in older rural houses

The older houses on Laveen's large lots were built decades before the subdivisions, and their bathrooms have often been patched more than once. Opening a wall can reveal old galvanized or cast iron pipe joined to newer material. Some of these properties also use a septic system. Both points are checked at the start, since they shape what a remodel can include.

Around Laveen

By neighborhood.

Laveen Village

Laveen Village is the city's name for the whole planning area, from the older farm properties to the newest tracts. Bathroom work ranges just as widely: full rebuilds in aging rural houses, and tub-to-shower conversions or hall bath replacements in the subdivisions.

Rogers Ranch

Rogers Ranch is a tract community from the 2000s with a mix of single-story and two-story plans. Bathrooms there are now old enough for the original tub units and tops to look worn. Replacing them with tile and a new vanity is the typical project.

Cheatham Farms

Cheatham Farms takes its name from a local farming family and was built as a subdivision in the 2000s. Houses have standard builder bathrooms. A larger primary shower and a tougher, easier-to-clean hall bath are the upgrades these floor plans support.

Permits and approvals

Laveen permits go through Phoenix

Laveen is not a separate town. It is one of the urban villages that make up the City of Phoenix, so permits for most addresses are issued by the city's planning and development department. Some parcels in the area are still unincorporated county land, and those fall under Maricopa County instead. Jobs that involve new drain or water line locations, electrical additions or wall changes typically need a permit. Cosmetic swaps in place often do not. The rule for your address and scope is checked first.

Laveen questions

Straight answers.

Serving ZIPs 85339.

Is Laveen covered by City of Phoenix rules or by Maricopa County?

Most Laveen addresses are inside the City of Phoenix, so city rules and city permits apply. A smaller number of properties, often older ones on large lots, remain in unincorporated Maricopa County. The county assessor's record for a parcel shows which applies. This is sorted out during planning, since it determines where any permit application is filed.

Can a second sink be added to the hall bath in my Laveen two-story?

Often yes, if the vanity wall is wide enough for two basins with elbow room between them. The existing drain and water lines are in that wall already, so adding a second connection is modest plumbing work. It may still need a permit, which is confirmed beforehand. Where the wall is too short, a wider single sink with more counter and drawers is the better answer.

My older Laveen house is on septic. Does that limit a bathroom remodel?

It rarely limits a remodel that keeps the same number of fixtures. Replacing a tub with a shower or updating a vanity does not add load to the system. Adding a new bathroom is different and may require a review of the tank and drain field capacity. It is wise to have the system located and its condition known before design starts.

What causes ceiling stains under an upstairs bathroom in a Laveen house?

The cause is nearly always water escaping from a fixture connection, not from a supply pipe. Tub overflow gaskets dry out, shower pans crack at the drain, and toilet seals fail. Splashed water getting past old caulk is another source. The stain's position under the bathroom points to the fixture responsible. Finding and fixing the source comes before any ceiling repair.
