Paradise Valley homes, and what their bathrooms need.
Paradise Valley is a town of custom houses on lots of an acre or more, spread around Mummy Mountain and the north side of Camelback Mountain. No two floor plans match, so each bathroom project starts with the house: its age, its structure and how the suite is laid out.

Homes in Paradise Valley
Custom homes across Paradise Valley
The Town of Paradise Valley incorporated in the 1960s, largely so residents could keep the area low density. Zoning has held most lots to an acre or larger ever since, and the town has almost no tract housing. Early homes were sprawling single-story ranch houses from the 1950s through the 1970s. Many of those have been enlarged or taken down and replaced by new estates, so a mid-century ranch can stand beside a house finished last year.
Bathrooms vary as much as the houses. An original ranch may still have a modest primary bath with a tiled shower stall, a cast iron tub and block exterior walls. Estates built in the 1990s or 2000s have suites the size of a bedroom, with stone floors, a deck-mounted tub and separate vanities. Guest houses add one or two more baths to many properties. Remodel plans are drawn for the specific house, and older homes usually need plumbing and electrical updates along the way.
What bathrooms here usually need
Mid-century plumbing behind new finishes
Plenty of Paradise Valley ranch houses were updated cosmetically over the years while the original drains and supply lines stayed. Cast iron under the slab and galvanized steel in the walls can be hiding behind fairly recent tile. Opening a wall in one of these homes is a good moment to replace old piping within reach.
Block walls limit some moves
Older homes in town were commonly built with masonry block exterior walls. Pipes cannot be run inside a block wall the way they can in a framed one, so fixtures on an outside wall often get a furred-out chase or stay put. Window changes in block also take more work than in wood framing.
Septic systems on some lots
Some properties in Paradise Valley are served by septic systems instead of a sewer connection. That matters when a remodel adds fixtures, a second shower or a new guest bath, because the system has to handle the load. Knowing which service the property has is an early step in planning.
Oversized suites with wasted floor
Primary baths in estates built around the turn of the century can be very large yet poorly arranged, with a tub platform in the center and a small shower in a corner. Reworking the plan often means moving drains across the slab, which takes concrete cutting and a permit but puts the floor area to real use.

Camelback Country Club
Homes near the Camelback golf courses were built over several decades, and many have since been rebuilt. Single-story plans with long bedroom wings are common. In the older houses the primary bath is modest for the size of the home and is often expanded into an adjacent closet or bedroom.
Clearwater Hills
Clearwater Hills is a gated hillside community of custom homes on sloped lots, of varied ages and many since renovated. Views drive the design. Bathrooms often get larger windows, a soaking tub placed toward the view and a glass-enclosed shower.
Finisterre
A gated enclave of custom homes within the town. Houses are large, with formal primary suites and several secondary baths. Projects here lean toward whole-suite renovation with slab or large-format surfaces, plus updates to guest and hall bathrooms.
Permits and approvals
Town of Paradise Valley building permits
Paradise Valley is its own incorporated town in Maricopa County, separate from Phoenix and Scottsdale, and the town's building department handles permits. Work that moves plumbing, adds or changes wiring, or alters walls normally needs a permit. Replacing finishes and fixtures in place frequently does not. What applies is verified for the individual project. The town has hillside rules and other reviews aimed at exteriors. Gated enclaves add their own association rules for contractor access and hours.

Paradise Valley questions
Straight answers.
Serving ZIPs 85253.
Does a guest house bathroom in Paradise Valley need its own permit?
It follows the same rule as the main house. If the guest house bathroom work moves plumbing, changes electrical or alters walls, the town will normally require a permit; if it swaps finishes and fixtures in place, often not. Adding a bathroom where none existed is new plumbing and is permitted work. On a septic property, added fixtures also raise the question of system capacity.
Can a 1960s Paradise Valley ranch bathroom be enlarged?
Usually yes, by borrowing space from inside the house. Interior walls in these ranch houses are typically wood framed and can be moved, so a closet, hallway or spare bedroom next to the bath is the usual source of space. Pushing outward through a block exterior wall is possible but is an addition, with structural work, roofing and a larger permit.
Is a curbless shower possible in a Paradise Valley home built on a slab?
Yes, a curbless shower can be built on a slab. The concrete in the shower area is cut out and recessed, or the surrounding floor is built up slightly, so the shower floor slopes to the drain without a curb. A linear drain along one wall keeps the slope simple. Where the slab is post-tensioned, the tendons are mapped ahead of any saw work.
How are large stone slabs handled in a Paradise Valley primary bath?
They are planned before framing and plumbing are closed up. Full-height slabs of marble, quartzite or porcelain are heavy and need flat, solid backing, exact valve and niche locations, and a clear path into the house. Seams are laid out so veining lines up. Because the panels are cut to measure, fixture positions are fixed early and cannot shift later.
