Arcadia homes, and what their bathrooms need.

Arcadia was citrus groves before it was a neighborhood, and the ranch houses built among the trees in the 1950s still set its character. Their bathrooms are small by current standards, which makes enlarging the primary bath a frequent reason to remodel here.

Homes in Arcadia

Arcadia ranch houses, then and now

Arcadia lies below the south side of Camelback Mountain, inside the City of Phoenix. Former orchard land was divided into deep lots, and ranch houses went up mainly in the 1950s and 1960s. Many yards still receive flood irrigation and keep their citrus trees. In recent decades a large number of the original houses have been expanded or replaced by bigger homes, often in a farmhouse-influenced style, so the area now holds both old and new.

An untouched Arcadia ranch usually has two bathrooms. The hall bath is narrow, with a cast iron tub across the end, a single sink and a small window. The primary bath is often smaller still, its tiled shower stall barely wider than the door. Tile may run halfway up the walls in period colors. Renovation means adding square footage to the primary bath, usually from a neighboring closet or bedroom, and rebuilding the hall bath within its walls.

What bathrooms here usually need

Cast iron tubs worth a decision

Original hall baths in Arcadia often still have the enameled cast iron tub the house was built with. These tubs are heavy and durable, and some owners keep and refinish them. Taking one out generally means breaking it apart in place. The choice between keeping it and converting to a shower comes early in the design.

Drain lines from the 1950s

Under the slab of a mid-century Arcadia house, the drains are cast iron. Tree roots are a particular concern on these irrigated, heavily planted lots, since roots seek out joints in old pipe. A camera inspection ahead of the remodel shows whether the line under the bathroom is sound or should be replaced while the floor is open.

Block walls and steel windows

Exterior walls of the older houses are masonry block, and bathroom windows were often steel-framed casements set high in the wall. Supply pipes on those walls run in shallow chases or on the interior side. A new shower valve on an outside wall needs a framed layer added in front of the block to hold it.

Bathrooms vented by a window

When these houses were built, many were cooled by evaporative coolers and bathrooms relied on an open window to clear moisture. Exhaust fans were left out or added later with weak ducting. A remodel is the time to install a properly sized fan ducted to the outside, which protects paint, drywall and cabinetry.

Around Arcadia

By neighborhood.

Arcadia Proper

The core of the neighborhood, with the largest lots and close views of Camelback Mountain. Original ranch houses stand beside full rebuilds. Older homes call for enlarged primary baths and updated plumbing. Newer ones more often need a single bathroom refreshed.

Arcadia Lite

Arcadia Lite sits beside the main neighborhood on smaller lots with more modest ranch houses from the same era. Floor area is tight, so projects favor tub-to-shower changes, pocket doors, wall-hung vanities and lighter tile that make a compact bathroom work harder.

Camelback East

Camelback East is the Phoenix urban village that contains Arcadia and the districts around it. Housing ranges from mid-century ranch homes to condos and townhomes. Bathroom work is equally varied, from hall bath rebuilds in older houses to shower updates in attached homes.

Permits and approvals

Arcadia permits run through Phoenix

Arcadia is a neighborhood, not a city. Nearly all of it sits in the City of Phoenix, within the Camelback East urban village, and Phoenix's planning and development department issues the building permits. A small eastern portion falls in Scottsdale, so the address decides which city applies. Changes to plumbing, wiring or walls ordinarily need a permit, and cosmetic like-for-like replacement often does not. The rule for a given project is confirmed up front. Most Arcadia streets have no homeowner association.

Arcadia questions

Straight answers.

Serving ZIPs 85018.

Can the original tub be kept in an Arcadia ranch hall bath?

Yes, if the enamel is in fair condition. A cast iron tub can be refinished and surrounded with new tile, a new valve and a new drain assembly. It holds heat well and suits the house. If the enamel is worn through or the tub is badly chipped, replacement or conversion to a shower is the better route.

How do owners add a larger primary bath to a 1950s Arcadia home?

Most gain the space from inside the existing footprint. The small original primary bath is combined with an adjoining closet, a hallway or a secondary bedroom, and a new closet is built elsewhere. Partition walls are generally framed and can be relocated. An addition off the back is the other route on these deep lots, and it brings foundation, roof and structural work with it.

Are bathroom walls in older Arcadia houses hard to open up?

Interior walls are not; exterior walls are. Partitions between rooms are usually wood framing and come out easily once checked for load and for pipes. The outside walls are masonry block, so enlarging a window or recessing a niche there involves cutting block and adding support above the opening. Niches are easier to place on interior shower walls.

Will a remodel in Arcadia have to match the age of the house?

No. Nothing requires a bathroom interior to match the era of the home, and permit review looks at safety and code, not style. Many owners still pick materials that suit a ranch house, such as simple tile patterns, warm wood vanities and plain glass, so the new room feels like it belongs to the original building.
