How Gold Canyon was built

Gold Canyon is young as Arizona places go. Serious development started in the mid-1970s, when the area had almost no water service or phone lines, and the Gold Canyon resort followed around 1980. Growth picked up after US 60 was extended east in the early 1990s. Today the community has about 11,400 people by the 2020 census and its own ZIP code, 85118, but no town government.

The housing comes in a few distinct groups. Kings Ranch Estates has homes on lots of roughly one to three acres, many from the 1980s, each built a little differently. Mountainbrook Village, built from about 1989 to 2001, is a large retiree-oriented neighborhood of single-family homes and attached duplexes around a golf course. The gated Superstition Mountain club added larger custom homes from the late 1990s, and Superstition Foothills and Peralta Trails filled in with production homes into the mid-2000s.

Because the population is older, the questions homeowners ask are practical. Can the tub come out? Is there room for a seat? Will grab bars hold? Bathrooms in the 1990s and 2000s homes usually have a garden tub, a separate shower with a framed door, and cultured marble or tile counters. The older acreage homes are less predictable and sometimes have small, dated baths that were never reworked.

Water quality shapes the finish choices as well. Gold Canyon water is hard, and scale builds quickly on glass, chrome and grout, so a remodel here often pairs a low-entry shower with surfaces that are easy to wipe clean.

Garden tubs in Mountainbrook-era homes

Homes built from the late 1980s through the early 2000s often have a deep tub set in a tiled deck, next to a narrow shower. For an owner in their seventies or eighties, stepping over that deck is the riskiest move in the house. Removing the tub usually frees enough floor for a walk-in shower with a bench and a handheld sprayer.

Septic on some acreage lots

Much of Gold Canyon is on a regulated sewer system run by Liberty Utilities, but some homes on larger lots use septic. Keeping the same fixtures is not an issue for a septic system. Adding a bathroom can be, and it also matters where the tank and leach field sit when a dumpster or delivery truck needs a spot.

Walls with nothing to anchor to

Grab bars need solid backing, and most production homes from this era were built without blocking in the shower walls. Once the walls are open during a remodel, wood blocking or backer plates can be added at every likely grab bar spot, including ones the owner may not need for years.

Hard water on everything

Gold Canyon is supplied mainly by Arizona Water Company, and the water is very hard. Scale clogs showerheads, stiffens valve cartridges and leaves white film on framed doors and dark tile. Kings Ranch Estates

Kings Ranch has homes on one- to three-acre lots, many dating to the 1980s, with newer construction added in recent years. Baths vary from house to house. Some lots use septic, and older plumbing and small showers are common reasons to remodel.

Peralta Trails

Peralta Trails is a gated, all-ages neighborhood first developed by Del Webb as Desert Glory, with the newer Peralta Canyon homes added nearby around 2019 to 2021. The older homes have builder-grade tile and framed glass. Owners usually keep the layout and replace the shower and vanity.

Pinal County handles Gold Canyon permits

Gold Canyon has no town hall, so building permits come from Pinal County Community Development, Building Safety Division, whose main office is in Florence. Apache Junction next door is a separate city with its own permit office, and a Gold Canyon mailing address does not put a home inside it. In general, moving plumbing, changing electrical circuits or altering walls calls for a permit, while replacing finishes and fixtures in place often does not. The correct office verifies it for each job. Gated communities and village associations here may also have rules for contractor access and visible exterior changes.

Do I need a permit from Apache Junction for a Gold Canyon bathroom?

No. Gold Canyon is unincorporated, so Pinal County is the permitting office, not the City of Apache Junction. Whether a permit is needed depends on the work. Swapping a vanity or retiling in place often needs none, while moving a drain, adding a circuit or taking out a wall usually does. The county confirms it for the specific project.

Can a Mountainbrook Village garden tub become a walk-in shower?

In most plans, yes. The tub and its deck come out, the drain is converted to shower size, and the walls are waterproofed and tiled.
