Glendale homes, and what their bathrooms need.
Glendale runs from a historic downtown with early bungalows to the lakes and golf course homes of Arrowhead Ranch in the north. Between them lie decades of ranch and tract houses, where hall baths and aging tub surrounds account for most remodeling needs.

Homes in Glendale
Old and new sides of Glendale
Glendale started as a farming settlement, and its downtown keeps a cluster of bungalows dating to the first decades of the twentieth century, notably in the Catlin Court area. South and central Glendale grew with ranch homes between the 1950s and the 1970s. Growth then moved north. Arrowhead Ranch, begun in the 1980s, brought larger stucco houses, man-made lakes and golf courses, and building continued there through the 1990s. The far north of the city is newer still.
That spread produces two kinds of bathroom. In the older southern half, bathrooms are compact, with a tub and shower combination, ceramic tile on a mortar bed and a single small vanity. In the north, primary baths have a separate tub and shower, two sinks and a private toilet room, finished in cultured marble and brass-trimmed glass. The first kind needs space planning and plumbing updates. The second mostly needs new surfaces and a larger shower.
What bathrooms here usually need
Builder showers in Arrowhead homes
Houses in Arrowhead Ranch from the 1980s and 1990s typically have a small shower next to a large tub, with a framed enclosure and cultured marble walls. Seals fail at the base and the metal frame collects scale. Combining the tub and shower footprints into one tiled shower is the change most owners consider.
Mortar-set tile in older baths
In Glendale's mid-century ranch homes, wall and floor tile was laid over wire lath and a thick mortar bed. It is durable but slow to remove, and the walls behind it are rarely flat. Demolition is heavier than in a newer house, and walls are rebuilt with cement board before waterproofing.
Hard water on fixtures
Glendale's hard water builds up on faucet spouts, shower heads and glass, and wears out toilet fill valves sooner. It also stains natural stone. Fixtures with brushed finishes, quartz counters and porcelain tile cope better, and a plain glass panel that can be wiped with a squeegee is easier to keep clear than a door with tracks.
Second baths added later
Some of the earliest homes near downtown were built with one bathroom and gained a second later, fitted into a porch or part of a bedroom. These added baths can have odd dimensions, shallow drain slopes and minimal venting. A remodel is a chance to correct the plumbing and make the layout logical.

Around Glendale
By neighborhood.
Arrowhead Ranch
Arrowhead Ranch covers much of north Glendale with homes from the 1980s and 1990s, many on lakes or fairways. Primary bathrooms are spacious and dated. Projects commonly involve removing the tub deck, building a large shower with a bench and replacing both vanities.
Downtown Glendale
Near the historic center, bungalows and small cottages have bathrooms that were modest from the start. Plaster walls, old piping and tight clearances are normal. A careful remodel keeps the character of the house and replaces everything behind the walls.
Sahuaro
The Sahuaro area, in central Glendale near the historic Sahuaro Ranch, consists largely of single-story homes that date to the 1970s and 1980s. Hall baths with a worn tub surround and a primary bath with a cramped shower are the usual starting points.
Permits and approvals
Glendale permits and Catlin Court
The City of Glendale is the permitting authority for homes within its limits. Rerouting water or drain lines, installing new electrical runs and taking out or adding walls are the kinds of work that normally trigger a permit, whereas a same-location swap of a tub, vanity or tile often does not. The scope is reviewed against city requirements for each bathroom. Catlin Court is a designated historic district, where exterior alterations face review. Arrowhead Ranch is governed by homeowner associations that set rules for contractors and exterior appearance.

What is usually done with the large tub in an Arrowhead Ranch primary bathroom?
Most often it is removed. The tub and its tiled deck occupy the best part of the room, and the shower beside it is undersized. Taking out both allows one wide shower with a bench, a niche and a glass panel. Owners who still want to soak can fit a smaller standalone tub, provided the drain location works with the slab.
Can a bathroom in a Catlin Court bungalow be remodeled?
Yes, interior bathroom work is possible in a historic district house. Review in the district is aimed at the exterior, so tile, fixtures and layout inside are the owner's choice, subject to normal building permits. If the plan changes a window or an outside wall, the city's historic preservation review may apply. Older framing and plumbing should be assessed before the design is final.
Does a Glendale ranch home from the 1960s have room for a larger shower?
Often it does, though the space has to come from somewhere. The common sources are the tub alcove in the hall bath, a linen closet that backs onto the bathroom, or part of a bedroom closet. Interior walls in these houses are wood framed and can be moved with a permit. Block exterior walls stay where they are.
Why is demolition more involved in older Glendale bathrooms?
Because the tile was set in mortar over metal lath, not glued to drywall. Each wall comes off in heavy sections, and the lath is nailed to the studs at close intervals. Cast iron tubs add to the labor. The benefit is that everything is exposed afterward, so wiring, pipes and framing can be inspected and corrected before new surfaces go on.
