Repair first, then decide
Before spending on looks, fix what a buyer's inspector will write up:
- Leaks at the shower valve, tub drain or under the vanity
- Soft flooring or stained drywall around the tub or toilet
- Cracked or missing grout and failed caulk
- An exhaust fan that does not work
- Heavy hard-water scale on glass and fixtures
These are inexpensive next to the price reduction a buyer will ask for when they show up in an inspection report.
When a refresh makes sense
If the bathroom works but looks its age, a refresh changes what buyers see in listing photos: the vanity, the counter, the mirror, the lights and the floor. It takes 2–4 days, so it fits before a listing date. Keep the choices neutral. White or light quartz, simple porcelain and brushed or black fixtures suit most buyers.
If the only tub or shower in the primary bath is damaged or badly dated, a tub-to-shower conversion from $7,900 can be worth adding. Keep at least one bathtub somewhere in the house if you can, since families with small children look for one.
When a full remodel is not worth it
A full remodel starts at $18,500 and takes 10–15 working days. You are also paying the mortgage, utilities and taxes while the house is off the market. And you are choosing finishes for a buyer you have not met.
How much a remodel adds to your sale price depends on your neighborhood, your price point and the condition of competing listings. Nobody can promise a number. Ask your listing agent what the recently sold homes near you looked like inside, and match that level. Do not exceed it.
When a bigger project can pay off
- The bathroom is the one room holding back an otherwise updated house.
- Every comparable home in your neighborhood has remodeled bathrooms.
- There is visible water damage that would scare buyers or their lender.
- You are not selling for a year or more, so you get to use it first.
Timing in the Phoenix market
Buyer activity in the Valley picks up in the cooler months when seasonal residents return. If you plan to list then, schedule the work for late summer or early fall so the bathroom is finished and photographed before you go on the market. Keep permits and receipts for any plumbing or electrical work. Buyers and their agents ask for them.
