Where the money goes
Labor is the largest share of any bathroom remodel. A bathroom packs five trades into a small room: demo, plumbing, electrical, tile and glass. After labor come tile and waterproofing materials, then the vanity and counters, then glass and fixtures.
That is why the two fastest ways to control the price are keeping the layout and choosing porcelain over stone. Keeping the toilet, drain and vanity where they are avoids cutting the slab.
What changes the number in Phoenix homes
- Slab foundations. Moving a drain or toilet means saw-cutting concrete. On a post-tension slab the cables have to be located first.
- Age of the house. Valley homes from the 1970s through the 1990s can hide galvanized supply lines or an old shower pan that leaked. These get fixed when the walls are open.
- Permits. A permit is required when plumbing or electrical changes. We pull it and the fee is included.
- Bathroom size. More floor and more wall means more tile and more labor days.
