The exact list depends on the project and package. Whatever is on your contract is what the price buys.
How allowances work
Tile, fixtures and the vanity are usually priced as allowances: a dollar amount you can spend on each. Pick within the allowance and the price does not move. Pick above it and you pay the difference, which you see in writing before anything is ordered.
An allowance only helps you if it is realistic. Ask to see the tile and fixtures the allowance actually buys. If they are not what you would choose, the fixed price is not your real price.
What can change a fixed price

Hidden conditions are the honest exception. Nobody can see rotted framing, old galvanized pipe or a leaking drain until the wall is open. In Valley homes on slabs, that also includes what is under the concrete if a drain is being moved.
What is normally not included
- Work outside the bathroom, such as repainting a hallway or replacing a water heater
- Whole-house repiping or electrical panel upgrades
- Mold or asbestos remediation, which needs a specialist
- Towels, decor and window coverings
If you want any of these, ask for them as a separate line so the bathroom price stays clear.
