Are there special rules for remodeling a bathroom in Sun City?

Who makes the rules in Sun City

Sun City is not a city with its own building department. It is an unincorporated community, so building permits come from Maricopa County. The community also has its own association and recorded rules that owners agree to follow. Those rules mainly address the outside of the property and how homes are used.

If you live in a condominium or a duplex-style home, you may have a second, smaller association with rules of its own. Those are the homes where we most often see requirements that touch interior work, because walls and plumbing can be shared.

What we watch for in Sun City homes

Most of these homes were built in the 1960s and 1970s, and we see the same things again and again:
