Does replacing a tub with a shower hurt resale value?

No, not as long as one bathtub stays somewhere in the house. Replacing the tub in the primary bathroom with a walk-in shower usually helps a Phoenix-area sale, and in 55+ communities buyers prefer showers. The one risky move is removing the only tub in a neighborhood where families with young children buy.

Keep one tub in the house. Families with small children want a tub somewhere, and almost nobody needs two. If you have a hall bath with a tub and a primary bath with a tub, converting the primary to a walk-in shower is what most buyers hope to find.
