Check these before you talk price
- License. Ask for the ROC number and look it up on the Arizona Registrar of Contractors website. It shows whether the license is active and whether there are complaints.
- Insurance. Ask for proof of liability coverage.
- Recent local work. Ask for photos of bathrooms finished in the last year and for references you can call.
- Who does the work. Ask who will be in your home each day and who you call with a question.
Questions worth asking
- Is this a fixed price or an estimate? What would make it change?
- Who pulls the permit, and is the fee in the price?
- What waterproofing system do you use, and do you flood-test the shower pan before tile goes on?
- How many days on site, and will I get the schedule in writing?
- What does the warranty cover, and for how long?
- How do you protect the rest of the house from dust?
- What is the payment schedule?
A good contractor answers these without hesitating. Vague answers about waterproofing are the ones to worry about. Tile is what you see, but the layer under it is what keeps the water out.
Red flags
- A price that is only good if you sign today
- A large cash deposit before any materials are ordered
- A suggestion to skip the permit to save money
- A one-line quote with no list of what is included
- A promise that Medicare or insurance will pay for the work
- No license number on the paperwork
If you are helping a parent, ask to be present or on the phone for the visit. A reputable company will welcome that.
